The ELCOT IT SEZ at Gangaikondan is a large, state-run IT estate. According to the Tamil Nadu IT department, it covers about 500 acres, of which 290 acres are SEZ-approved. Atos Syntel’s campus there was inaugurated in April 2019. ELCOT offers land and warm-shell space.
Who it suits: large companies that want their own campus or a large dedicated building, with a multi-year horizon. It also suits teams that are set up to manage construction or fit-out, recruitment and facilities themselves. Export-focused units may want to evaluate SEZ status; check the current rules and obligations with ELCOT and your advisers.
What to plan for: time and capital for building or fitting out, your own hiring pipeline, and your own facilities and admin team.
Neo TIDEL Park, Tirunelveli
The foundation for Neo TIDEL Park Tirunelveli at Reddiarpatti was laid in February 2026, as one of three Neo TIDEL parks. No completion date was announced.
Demand for government-built IT space in the region looks healthy. The sister park, TIDEL Neo Thoothukudi, was fully occupied on its opening day, 30 December 2024.
